How it works

We read its EPC from the official register: the rating, the heating, and the assessor's recommended upgrades with their costs.
- Step 2
See the route to C
The cheapest route on the certificate, and for gas homes a future-proof one with a heat pump, after the £7,500 Boiler Upgrade Scheme grant.
- Step 3
Weigh it against the rent
Add your rent and we show how many months of it the work costs, against the rent you'd give up by selling or being unable to let from October 2030.
What it takes into account
- The cost cap. You never have to spend more than £10,000 per property, or 10% of its value if lower. Gas boilers and Boiler Upgrade Scheme money don't count towards it. If you hit the cap, you can register an exemption and keep letting.
- Grants. £7,500 off a heat pump (typically about £13,000 installed), plus any other grant you expect, such as Warm Homes: Local Grant.
- Rising rents. Starts at 4% a year, the latest rise in private rents in England (ONS). You can change it.
- Empty weeks during the works, and how long you plan to keep letting after 2030.
- Gas heating. Under the proposed new EPC a gas boiler caps the heating score at D, so we flag routes that rely on one. A fine of up to £30,000 for letting below C is proposed, not yet law.
